· Bathroom perfection – think five star hotel luxury and hospital grade hygiene, combined. Hideaway person effects, such as shaving pots, toothbrushes and shampoo bottles. Try not to have dirty or wet towels in the bathroom.
· Maintenance – if anything needs repairing, such as squeaky doors, dripping taps, light fixtures or globes, repair it! The smallest flaws can make a world of difference.
· Clean – ensure that your property is spick and span on the day of an inspection. This doesn’t just mean a vacuum, dust and mop, go one step further and make sure your windows, exhaust fans and light fittings are spotless!
· Pets – we strongly advise that your pets are not in the home when having a viewing, as not everyone may share the passion of your four legged friends.
· Outside areas – The outdoor areas are being more and more important to buyers as we embrace an outdoor orientated lifestyle. Make sure that the lawn is green and mowed, paths free from weeds and nothing is overgrown.
· Smokers – The signs of cigarettes are an instant turn off. Stained walls and roofs are not attractive, as with the smell of cigarette smoke. Banish smokers outside a month or so before, and repaint any tobacco damaged walls/roofs. Remember to empty/hide ash tray before a viewing.
· Clean out cupboards – Nosey buyers will open up cupboard spaces. It’s best for them to see a tidy cupboard, this way they can easily view the space other than your things!
· Ambience – make your home welcoming. Open up curtains and allow in natural light, light some scented candles or incense. Make your potential buyers feel at home.
